Foundation
Install 3000 PSI poured concrete foundation with all footings. Basement walls 9+/- feet, stepped down with walk-out basement. All concrete footings and walls to have additional steel rebar support. Basement floor with steel wire and six (6) mil poly. Foundation to have frost protection in all areas and is waterproofed. Exterior house perimeter drainage shall consist of three (3) feet of crushed stone around entire foundation, with all drainage pipe and filter fabric provided.

Electric
Install new 200 amp underground electrical service, including all lines in PVC conduit including telephone and cable line. Service to enter Mechanical Room as shown on plans. All switches and wall receptacles to be rocker type (white). 40 high hats included. All bedrooms, kitchen, great room to receive one (1) telephone jack, one (1) cable jack. All electrical work to Vermont Codes. All decorative electrical fixtures to be provided by owners, installed by builder.

HVAC
Heating system to be high output radiators and/or baseboard hot water system with a 79 gallon side storage hot water tank. System to have six (6) zones. This Buderus heating system shall be designed to maintain inside temperature of 68 degrees F four feet off floor throughout the entire house, with 5 degrees F outside temperature. Buried 1000 gallon propane tank, including underground trenching to house provided & owned by gas company (Irving Oil Limited).

Plumbing
Install 3 ½ baths in three-level house. All waste lines to be PVC, all water lines to be type "L" hard copper +/or Pex. All water supply lines to be Pex lines. Plumber to install two (2) frost-free faucets. All plumbing fixtures, faucets, shower controls, etc. to be (white) American Standard supplied and installed by the builder.

Carpentry
Flooring: To be Appalachian Flooring - Hardwood Maple Antique Copper, ¾ in. x 3.25 in. Evershine pre-finish in great room, dining room and kitchen. All bedrooms, stairs, landings, second floor hallway & basement recreation room to receive carpeting.

Interior Doors & Trim: All interior doors to be "Knotty Alder" type solid wood, 2 panel doors, 6'-8"- high 1' 3/8" thick. Interior trim to be 1" x 4" flat casings and 1"x 6" floor trim flat pine. Interior & exterior door hardware: oil rubbed flat bronze finish.

Wall & Ceilings: Install ½" US Gypsum board ALL walls & ceilings, three (3) coats spackle, made ready for interior flat painting. All bath tub, custom shower stalls to receive ceramic tile to be installed over ½" Dura Rock.

Fireplace
One (1) Vermont Castings fireplace Model SMR52; Owens Corning® cultured stone: Old Country Fieldstone-Riviera; raised hearth with bluestone; mantle to be rustic log/beam.


Loft Railings
Adirondack type rails, ballisters, newel posts.

Interior Painting
All ceilings and walls shall receive one (1) coat C2 primer with two (2) of C2 latex flat. All interior doors, door trim, baseboards shall receive one (1) coat of stain, (Perma-Chink Lifeline Interior "light Natural") with one (1) coat of satin clear coat.

Ceramic Tile
Tiled flooring in mud room, laundry and front entranceway. Tiled bathroom floors. Tile installed in all tub/shower surrounds and/or deck, including custom master shower. Ceramic tile installation shall be by thin-set motor over ½" Dura Rock, using two-part epoxy cement adhesive per manufacture's specifications.

Exterior Doors
Deck: Anderson HiPro clad (green) with Low "E" Theropane glass, wood surrounds, simulated divided light, including all screens and hardware.
Front & side doors: Simpson clear fir bungalow exterior doors with oil rubbed bronze hardware.

Exterior Windows
Anderson HiPro 400 series units with Low "E" Theropane glass with interior wood surrounds, simulated divided light. Prairie finelight grills between the glass. Including duel weatherstripping, including all screens and hardware.

Porch Ceilings
All eaves and soffits to have 1" x 6" T & G knotty pine.

Decking
All framing to be pressure treated CCA type, posts to be 6" x 6" CCA type floor joists to be 2" x 10" CCA type. All decking to be 5/4" x 6" cedar. Cedar railing and posts on rear decking included.

Exterior Siding
Cedar clapboard as per lot 4 model house. All exterior nails, flashing hardware to be coated galvanized.

Roofing
IKO Cambridge 30-year architectural shingle, Class "A" fire-rated roof shingles, with 30 lb., felt paper, ice and water barrier for all roof valleys, all roof eaves. Continuous brown drip edge to be applied around complete roof perimeter, continuous ridge-vent over all cathedral ceilings, main roof.

First Floor Joists
2" x 12" TGI's 16" o.c. with 3/4" 4'x8' plywood sub-flooring with PL joist adhesive.

First Floor Exterior Walls
2" x 6" @ 16" o.c. with ½ OSB sheathing and air filtration barrier, 5/4" x 4" corner boards.

Interior Walls
2" x 4" standard, interior plumbing walls 2" x 6" per Vermont Building Codes. Heights first floor walls 9" x 0".

Second Floor System
2" x 12" floor joists 16" o.c. with 3/4" 4' x 8' plywood sub-flooring with PL adhesive atop floor joists.

Second Floor Exterior Walls
All full height second floor framed walls 2" x 6", with ½" OSB sheathing. Interior knee wall will be standard 2" x 4" 16" o.c.

Roof System
2" x 12" roof rafters pitch 10/12" & 12" x 12" with 5/8" roof sheathing. All dormered areas to have double rafters, as well as all headers.

Custom Decorative Posts & Beams
Natural peeled log style posts on front porch area and entranceway with custom 45 degree wind braces.

Alarm System
Optional.

Appliances
Supplied by builder (see appliance list) (optional appliance upgrade).

Septic System
Builder to install new septic system, labor and material per plans supplied by Vermont engineer, per new Vermont Septic Codes. System by Biofilter.

Water
Drilled well provided by Frost.

Ground level
Basement Level shall include finished recreation room, two (2) bedrooms with closets & finished bath with one (1) vanity sink and fiberglass shower stall together with ceramic tile flooring. Additional unfinished areas can be upgraded to Gym, Storage, Sauna, etc. (see option list).

Front EntranceIncluded in home are two (2) main entrance masonry columns front of home (Owens Corning® cultured stone Old Country Fieldstone - Riviera), optional upgrade for stone at roof for chimney and (17) Masonry deck columns (see option list).
